BUYING PROCESS

The process of buying a home can be very daunting. It is a very large purchase and with that comes feelings of excitement, nervousness, joy, fear, and pure happiness. There is very little more satisfying then owning a home. A place to call your own and have pride in ownership.

Dave Collette is dedicated to extinguishing all fearful emotions from this process. His individually tailored process we work with you to ensure the experience is a positive one from beginning to end. And it all starts with:

STEP 1 – Getting to Know You

When you first contact us, we will arrange our initial live consultation. Whether this be in person, over the phone, or via web conference, this Getting to Know You session will se the tone for the entire process. It is a fun and exciting conversation because it really sets you on your path to home ownership. It’s like when you buy a ticket to go on vacation. Your not on vacation yet, but there is that mental and monetary commitment that gets you excited to go.

This session will involve a Q&A both ways, that will determine our Custom Action Plan for you. Before this initial consultation we will send you a package in the mail so that you have it in front of you during our meeting. This will help drive our conversation and give you a clear map of the home buying process.

STEP 2 - Custom Action Plan

Your Custom Action Plan (CAP) will consist of every section of the home buying process up to making an offer on a property. Based upon your availability, lifestyle, wants, needs, wish lists, personality, and much more, the CAP is tailored to you and your goals. From this CAP, you will start receiving applicable listings via which ever contact means suits you best, and we will also begin our home viewing process.

The CAP will be reviewed and altered (if necessary) after each viewing tour, as nothing helps narrow down a search like feedback from viewings. As we continuously customize your search, the possibility of finding your perfect place increases.

STEP 3 – The Offer

There are really 3 steps to The Offer.

1.Research and writing of The Offer
2.Negotiation of The Offer
3.Removal of subjects from The Offer.

Even more valuable in having the Abode Groups professionals help you in finding your home, is having us negotiate favourably for you.  Our agents are committed to you and you only, and have been trained with superior negotiating skills.  We have superb relationships with all selling agents, and an unblemished reputation in the industry.

STEP 4 – Closing Period

Perhaps the most important time to have support in buying a home.

The Closing Period is the time between having a firm deal to purchase a home and the day you actually pay for it and move in. The period of time can be 1 week or could be up to 6 months (or longer), but there are many very important actions that need to be planned, explained, and executed.

The support of your Abode Group agent is crucial in the Closing Period so that nothing is missed and the conclusion of your home buying process is as smooth and uncomplicated as possible.
